purchased house and lot located at Block 1 Lot 7, St. Joseph Village 9, Brgy., Langgam, San Pedro,
Laguna (Sofia Model)40sqm. TCP 775,000.00:



That on November 16 , 2009 at around 5pm I
invited a buyers for a tripping on the said village to show the village model house as instructed,
in which as a standard procedure for an agent of your company must act;

As to fully convince
said buyers; I brought/show them to the area which I purchased to proved to them that I, as an agent
of your company; claimed that the house we sell are in good conditions and characterized by quality
and good service; patronized our own property products;

But to our surprised, the house and lot
that I purchased were being occupied for more than 3weeks up to the present by other people without
informing me by the management of P.A ALVAREZ PRPOPERTY AND DEVELOPMENT CORPORATION;

I went to
the administration office of the said village to speak with any of the staff on duty to inquire what
was going on with the house and lot I purchased; I was able to discuss my concern with Engr. Dave
Dames-Project Engineer also on the said date, and he directed me to discuss again the matter with
Mr. Edmund Amado- Head Subdivision in which I was not able to talk because he was the one who speak
with Engr. Amado over the cellphone ;

To my dismay, I found out thru Engr. Dave Dames and the
present tenants of the unit that the tenants occupying my purchased house and lot has also have a
pending complains (Termite Infections Complains) with their purchased house and lot also of the same
village located at Blk24 Lot13 , and they were directed by Mr. Amado (as per Engr. Dave) to
temporary occupy my house as a relocation until their complain were fully settled, because they
believed that my purchased unit were tagged as &ldquo;BUY-BACK UNIT&rdquo;;

I was really
upset with the way and attitude of your engineer (as if he is the owner of the whole village- acted
as if ), so after conversations with your Engr. Dave, I called up my lawyer friend to seek legal
advise and she instructed me to take pictures (attached herewith) of the said occupied unit and make
a letter of complain and submit to your office; I came back to the unit area after 1hour and took
pictures of it, but again to my dismay, after we first left the village, Engr. Dave came to talk to
the tenant (MS.CHERYL MARMON) and told her not to worry about me because said unit were not yet took
out by PAG-IBIG and &ldquo;I HAVE NO ANY RIGHTS TO COMPLAIN&rdquo; regarding the said unit
as per Ms. Marmon;

I will no longer trouble you with some petty conversations I have had
experienced with your staff as they will serve no purpose. I am certain however of the possible loss
of business that may occur if your customers are continued to be treated and served this manners
Since I know for a fact that you uphold good reputation of your establishment, I trust this
information will be of your best interest and use to you.

I decided to pursue my complaint and
make it formal by submitting a letter with attached photos to support my claim. I addressed it to
your office directly of which were also be sending to any Government Agencies concern, Lawyer, Media
and etc.

I do not know if you would have any ideas on how I, and my family felt, how upset we
are to learned that the house we dreamed of having was being occupied by other people first before
us. It is as if we bought a second hand property. I do not know either, if your company consider
emotional concerns on how we saved our money to buy a house which we thought would be our haven
first before the others. Imagine the time I spent to come to your office (November 12 and 14, 2009
thru Ms. Jenico-Loan Docs. Dept.) to update/submit other documents needed and to be updated as to
the conditions of my property without informing me that said unit is being occupied by other
tenants.(not knowing anything on this matter is not an excused, these would only proved to mean that
your company does not have any employees-management coordination). It is such a shame also on my
part considering that I bought buyers in the area and learned that I was being a victim of my own
developer. I was embarrassed by what had happened because they told me that &ldquo;if this case
happened to me how about them!!!&rdquo; considering that I am an agent of your company and maybe
an asset (THRU: RNH REALTY) for I had sold 8 units (you can verify this with your sales department)
and lots of pending clients!

I am asking you directly to look into the matter as the
head/owner and/or president of P.A ALVAREZ DEVELOPMENT CORPORATION and act immediately and
appropriately and make necessary actions.

The short-warm weather season here does not allow for
work stoppages and has no room for such hassle. That would be absolutely unacceptable. I would like
you to know that I had foreseen the possibility of doing more business with your firm, however, that
will not occur if I am to expect same type of services I experienced with your company. Surely, my
painful experience is not in alignment with your reputation, which I know is of high caliber as you
claim. That is why I am now planning to transfer my clients with your competitor.

I expect your
formal reply in writing regarding this matter, but more important, I expect your favorable action.
